POSITION SUMMARY
Reporting to the Senior Vice President of Construction and Chief Development Officer, the Construction Project Manager will lead the execution of hospitality projects across the company's commercial real estate portfolio. This role works with Blue Flag’s Development team to advance projects from the early entitlement phase into construction phase through project completion, ensuring alignment with company objectives, operations requirements, and underwriting budgetary guidelines. The Senior Construction Manager will provide strategic leadership to the project teams, ensuring successful project delivery while maintaining high standards of quality, efficiency, and risk management.
KEY RESPONSIBILITIES
- Lead the planning, budgeting, and execution of all construction projects, ensuring timely and cost-effective delivery.
- Work with Development PM to liaison between internal departments (Capital, Development, Operations) and external partners, including General Contractors, architects, engineers, and consultants.
- Ensure compliance with company design and development standards, as well as all regulatory and code requirements.
- Review and approve project budgets, schedules, change orders, monthly requisitions, and construction contracts.
- Identify, mitigate, and manage project risks early in the development process.
- Guide early design with constructability and design reviews to optimize project feasibility and ensure design advances within budget.
- Maintain strong relationships with municipalities, building officials, and other key stakeholders to ensure Blue Flag is represented positively in our hotel markets
- Work with SVP of Construction to prepare and negotiate construction contracts with General Contractors
- Oversee the transition of completed projects to the Operations team, ensuring a seamless handoff and long-term operational success.
- Drive continuous improvement initiatives within the construction department to enhance efficiency and effectiveness
REQUIREMENTS
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Minimum of 5 years of experience in commercial construction, preferably in hospitality or retail.
- Extensive knowledge of construction management, budgeting, scheduling, contracts, and regulatory compliance.
- Proven ability to manage multiple projects in different phases, ranging in complexity and scale.
- Excellent communication and negotiation skills, with the ability to interact effectively with internal stakeholders and external partners.
- Strategic thinker with a problem-solving mindset and a strong ability to drive projects forward under tight deadlines.
- Remotely located Hospitality Projects require regular travel that will become more frequent and potentially have longer-term stays during the critical phases of the project
